I’ll be honest – when I first pulled up to The Landmark Plus Saigon View on Điện Biên Phủ, I wasn’t expecting much from the exterior. It’s tucked into this busy stretch in Binh Thanh district, and from street level, you’re mostly just seeing traffic and the usual Ho Chi Minh City hustle. But here’s the thing about this four-star place – it’s all about getting up high, and once you do, everything changes.
The lobby’s actually pretty sleek, nothing too fancy but clean lines and they’ve got their act together at check-in. What really sold me though was getting up to my room and realizing why they put “Saigon View” in the name. You know how most hotels promise views and deliver a glimpse of the building next door? Not here. From the higher floors, you’re looking out over this sprawling cityscape that stretches all the way to District 1, and honestly, watching Ho Chi Minh City light up at night from up there is something else. The rooms themselves are solid – modern, clean, good AC (which matters more than you’d think in this climate), and the beds are actually comfortable. I mean, the decor’s not going to win any design awards, but everything works and it feels fresh, not like they’re trying too hard to be trendy.
What I really appreciated was how quiet it stays inside despite being on such a busy road. Điện Biên Phủ can get pretty intense with motorbike traffic, especially during rush hours, but the windows do their job. The staff genuinely seems to know what they’re doing too – they’re not just going through the motions, and a few of them speak decent English if your Vietnamese is rusty. The breakfast spread is better than average for this price point, with both Western options and local stuff that’s actually good (not the watered-down versions some places serve to play it safe). Location-wise, you’re maybe a 10-minute grab ride to the heart of District 1, but honestly, Binh Thanh has its own vibe that’s worth exploring. There’s great street food right in the neighborhood, and you’re close enough to the action without being in the middle of all the tourist chaos around Bến Thành Market. If you’re looking for something that delivers on the basics really well without breaking the bank, this place gets it right.

"Great Location & Awesome Host"
The location was great as you have access to multiple convenience stores, restaurants, spas and a mall. It was a quiet and safe neighborhood. The host was very accommodating as well and responds almost immediately to any concerns. Room was decently clean and cleaners are available everyday. Towels are also changed daily. District 1 and other Tourist areas is also just a Grab ride away. WiFi was fast and very reliable.
What could be improved: There's an odd smell on the Master's Bathroom probably coming from the drainage. Only YT was available on the TV and no local channels as well.

"Great Apartment in a Good Location"
If you’re fortunate enough to secure the apt you believed you’d paid for, then your stay at Landmark Urban Oasis Residence will be most enjoyable. It appears the owners have several apts available so you need to ensure you’re getting the correct one.
Eventually, we did secure an apt that was closer to our expectations and we couldn’t be happier.
Our apt was clean, spacious and comfortable with great views from the balcony to the city, lake and river. Clean towels daily, and a cleaning service every few days. We stayed for 2 weeks so having a washing machine was greatly appreciated. Any issues that did arise were resolved promptly and professionally by the owners via a WhatsApp chat group. WiFi was good. The shower has great pressure and is hot and the dual a/c units work very well.
The location is perfect. A large shopping center with a supermarket, restaurants, cafes, a cinema, even an ice rink, is close by. Outside there are many more convenience stores, cafes and restaurants etc… Closer to the river is a beautiful park for walks or relaxing. A taxi into District 1 takes about 15mins.
What could be improved: Obtaining and using fingerprint access to the pools can be a frustrating process but persevere, it’s well worth it. Cooling off in one of the many pools is an ideal way to escape the SGN heat.

The location was good. Did not have any breakfast. Stayed in a condo apartment style.
What could be improved: The location was good, but didn’t realize when I booked it that there was no Jim at the facility. It was actually in a different building.

"Nice, modern, apartments"
Location was brilliant, very close to shops restaurants etc. A lovely park within easy walking distance. Train station not far away as is the river boat. Apartments are modern, clean and well equipped.
What could be improved: We had a slight problem accessing the pool. You need your fingerprint registered. I would recommend getting this done early in your stay to ensure you will have access when you want it. Good security feature though.
