You know what caught me off guard about D1 Mension – Zenity Luxury Apartment – Saigon Centre? The lobby actually feels more like stepping into someone’s upscale living room than a typical hotel reception. I mean, when you’re walking along Võ Văn Kiệt Street – which honestly gets pretty chaotic with all the motorbike traffic – you almost miss the entrance because it’s tucked away so subtly. But once you’re inside, there’s this immediate sense of calm that I wasn’t expecting in the middle of Ho Chi Minh City.
The apartment-style setup is what really sets this four-star place apart from your standard hotel rooms. I stayed in one of their units on the 12th floor, and honestly, having a proper kitchenette and separate living area made such a difference after weeks of cramped hotel rooms across Vietnam. The floor-to-ceiling windows give you this sweeping view over District 1, and you can actually watch the organized chaos of the streets below while sipping your morning coffee. The furnishings lean modern – lots of clean lines and neutral tones – though I’ll admit some of the artwork feels a bit generic. What impressed me more was how well-maintained everything felt; you know how some apartment hotels can feel worn around the edges, but this place genuinely feels cared for.
Location-wise, you’re really in the thick of things without being overwhelmed by tourist crowds. Ben Thanh Market is maybe a 10-minute walk, but you’re far enough from the main backpacker strip that you won’t hear street parties at 2 AM. I actually discovered this great little coffee shop just two blocks down that the staff recommended – the kind of spot you’d never find in a guidebook. The building itself sits right where the business district starts blending into more residential areas, so you get this interesting mix of office workers and families in the neighborhood. Grab services work perfectly from here, and I never waited more than 3 minutes for a ride. One thing though – the street-facing rooms do pick up some traffic noise during rush hours, so if you’re a light sleeper, maybe request something on the higher floors facing away from Võ Văn Kiệt. The staff genuinely seems to know their stuff about the area too; when I mentioned wanting to find good pho that locals actually eat, they pointed me toward a place about 15 minutes away that ended up being one of my best meals in the city.

What could be improved: The check in process. You should be able to pay before you arrive and the check in needs to be communicated before you leave for the holiday. For example codes to get the keys and instructions on your stay

"Very nice clean and modern apartments close to the city."
How close it was to the city center and everything was within walking distant. Failing that it was no more than a very short taxi ride. Plenty of food and drink restaurants close by.
What could be improved: Web page says there is a Bar and coffee shop on the premises, where that is true it looks like it hasn't been open for a very long time. Which is a shame as was looking for somewhere to sit and have a drink after a day of exploring.

"Overall good stay and can’t really complain as it was only a 2 nighter."
Spacious and clean. Good view of the city. Security was good. 4P’s restaurant was right there which was great for our first night!
What could be improved: Thought there was a roof top pool but there wasn’t….would probably not have booked if we had know this. No water provided in the room.

"We like to gain experiences."
We were staying 3 nights at Zenity Apartment in Ho Chi Minh.
The owner very kind, friendly, helpful and respond without any delay.
We booked for 3 pax then I got a friend (last minute joint in our group) total 4 pax stay in this property.
The owner didn't charge an extra fee.
We booked a tour adventure to the Mekong River, culinary and shopping.

"A lovely apartment, just needs a few extras!"
The apartment was lovely and spacious, perfect for the 3 adults and 3 children we were travelling with. It was clean and modern, the beds were comfortable. The apartment was nicely presented and would have been better with a few extra touches...
What could be improved: We weren't provided with enough towels for our family so the children had to share! We also found that there weren't many pots or pans / utensils for cooking so if we had wanted to cook a meal one night we wouldn't have been able to. There was no roof top pool, which was a bit disappointing as it's in the name!

"Worth the money. If you like cooking, the kitchen has everything"
great facility, very clean, well furnished with upgraded vanity. Host was easy to get in touch with. Host let us check out 1 hour later than the required time as we requested due to our late flight
What could be improved: A little bit further from the center than we would like, but everything is within 5-10 minutes by car.

"Great value for money in an ideal location."
The location was ideal. It’s just south of D1 however it’s not far to catch a Grab into town.
If you’re planning to walk to the more popular areas however it may be a little far but still not impossible.
What could be improved: The check in process could be approved. Even though it’s listed in Bookings.com it really is more of an Airbnb.
Prior to check in the responses to your emails/txt etc are a little slow which did create a bit of nervous feeling as we were not sure if the accommodation was real and as we were travelling to HCM by plane it was a little unsettling.
This can be easily resolved if the owner simply txt at time of booking that they will message 2 days prior to check in that they won’t contact you until then just so expectations are understood.
Other than that however once we checked in the owner was extremely helpful and I would recommend staying here again.
