I stumbled across Rosa Hotel during a particularly chaotic trip to Ho Chi Minh City, and honestly, it turned out to be one of those lucky finds that makes you feel like you actually know what you’re doing when you travel. The place sits right on Bùi Viện Street – and I mean right on it – which is both exactly what you want and exactly what you should be prepared for. You know that electric buzz of backpacker central mixed with locals grabbing late-night phở? That’s your soundtrack here.

What struck me first wasn’t the lobby (though it’s clean and does the job) but how the staff actually seemed to get that most guests are trying to figure out this massive, overwhelming city. The guy at reception – I think his name was Minh – didn’t just hand me a generic tourist map. He actually marked up spots where I could grab decent coffee that wasn’t tourist-priced and warned me about which alleyways get sketchy after 11 PM. That’s the kind of local insight you can’t Google, you know? The three-star rating feels about right – don’t expect marble bathrooms or turndown service, but the rooms are solid, the AC works (crucial in that humidity), and the beds are actually comfortable enough that you won’t wake up feeling like you wrestled a water buffalo.

The location thing is pretty wild, honestly. Ben Thanh Market is literally a five-minute walk, which means you can duck out for those tourist-y souvenir runs but also hit up the food stalls when the real action starts after dark. I mean, I was eating bánh mì that cost less than a dollar and drinking bia hơi with motorbike taxi drivers by 9 PM – you can’t really put a price on that kind of authentic chaos. Sure, Bùi Viện can get loud (and I mean really loud) on weekends, but if you’re the type who travels with earplugs anyway, it’s not a dealbreaker. Plus, there’s something kind of magical about falling asleep to the sounds of the city that never really sleeps. The hotel’s got this rooftop area that most people seem to miss – nothing fancy, just some plastic chairs and a decent view of the District 1 madness below. Perfect spot for a morning coffee before the heat kicks in, or for decompressing with a beer after spending the day dodging scooters and haggling in markets. Look, Rosa Hotel won’t win any design awards, but it gets the fundamentals right in a neighborhood that’s all about diving headfirst into the real Ho Chi Minh City experience.

The property is perfect for the price . Staff are very helpful . Aloud bags to be dropped in early . More for anyone wanting to party when there as it’s right on the strip so expect alot of noise from your room . Don’t go here if you want a good nights sleep but if partying it’s perfect for the area

What could be improved: We didn’t realize that area was close to Bui Vien which is where there is the night life, locals etc. The music was loud until late and we struggle to sleep. It would be great to make it clear for people

"If you want to party till 5 this is a great place you won’t notice the issues. Or else don’t book this place"
Location is okay but it’s so loud.
What could be improved: The night staff was extremely rude, he hated being there you can tell. Apart from that AC didn’t work but they did fix it the next day. This hotel isn’t completely made, they are still putting equipment. I books it because of the reviews but I’m convinced it’s the hotel staff and people they know. Not real customers!!!

They moved us to another hotel. cancel my reservation. Fortunately, I contacted Booking.com informed them I did stay . so I hopefully Booking.com won't be charged on my card.

"Would not be back"
Property is right in the central area and is very busy at night. That means if you stay here for fun and enjoy all the party, and dont really care about the quality of room service and all then you are at the right place. But beware all the noise and hassle at night. Drunk trouble makers would knock on door, curse, and piss right at the door. That happen when we was there. Facility is kind of old and smell really bad, I mean really really bad, smells like piss and cigarette all mixed together. Bathroom is bad and smelly too. Facility is old. Bed is hard. We could not sleep the nights we stayed there. We do not recommend staying here and most likely will not be back.

"DO NOT STAY HERE!!"
What could be improved: Where to the start. Both the husband and wife were incredibly rude and unhelpful. Not only that, at night their restaurant would come to life and illegally park the bikes and customers on the road and when the police would come patrolling they would move all the customers including tables, chairs and meals to the side walk. The street entertainment included kids playing fire which was not done at a safe distance from people. The bedroom it self, had bed bugs, a shower that never had hot water and my favourite, on the website noise proof. It wasn’t, we were kept up till 4 am with the music and noise. We left this accommodation for our own mental well-being.
