You know what’s wild about staying at Landmark 81 – Stay in the top of Vietnam – 1,2,3,4 bedroom Apartment? You’re literally living inside Vietnam’s tallest skyscraper, and honestly, the views from up there are absolutely bonkers. I mean, when people say “top of Vietnam,” they’re not kidding around – this four-star setup puts you right in the clouds above Ho Chi Minh City, and every morning feels like you’re waking up in some kind of futuristic movie.
The thing that gets me about this place is how it’s not your typical hotel room situation. These are actual apartments – proper ones with full kitchens, separate bedrooms, and living spaces that don’t feel cramped like most city accommodations. I stayed in the 2-bedroom option, and honestly, you could easily have friends over without everyone bumping into each other. The kitchen actually works (shocking, I know), so you can grab fresh stuff from the markets down in District 1 and cook with that incredible skyline as your backdrop. What really impressed me was the attention to detail – the Wi-Fi doesn’t cut out every five minutes like some places, and the air conditioning is powerful enough to handle Saigon’s humidity without making your electricity bill explode.
Location-wise, you’re in Binh Thanh district on Nguyen Huu Canh street, which puts you right along the river but still close enough to the action. It’s maybe a 10-minute grab to Ben Thanh Market, and you’re practically next door to Vinhomes Central Park if you want to escape the city madness for a bit. The building itself is this massive mixed-use tower – you’ve got shopping, restaurants, and offices all in the same complex, so there’s always something happening. I actually loved that you can grab coffee downstairs at 6 AM or find decent pho without leaving the building when you’re feeling lazy. The elevator situation can get a bit hectic during rush hours (you’re sharing with office workers and shoppers), but that’s kind of part of the experience. One small heads up – the address can be tricky for taxi drivers who aren’t familiar with the newer buildings, so having it written in Vietnamese helps. But honestly, once you’re settled in and watching the sunset over the Saigon River from your living room window, with the city lights starting to flicker on below you, all those little logistics fade away pretty quickly.

"Enjoyable stay at Vinhomes. HCMC is a great city."
Annie was fantastic in the build up to the stay and made arrival, check in etc. incredibly convenient.
The views from the room were superb.
It's a really big space and having the extra room was really appreciated.
What could be improved: It wasn't clear to us but it should be stated that this is for Vinhomes (Apartments) in the Landmark 81 building i.e., this is not a hotel room with a lobby, swimming pool etc. in Landmark 81.
It was similar to an Airbnb set up. The set up wasn't fully prepared for us arriving e.g. toiletries.

"Absolutely great"
Everything was great. The service unbelievable - and I don't say that easily. Anne helped with everything - including a referral to fix visa issues and great assistance doing so. I travel all over the world and have never had someone as helpful as she. They have super cheap laundry service (there was a laundry wash machine there, but the service - including pickup and delivery -- was so efficient and cheap, there was no reason to use the machine). Pool is VERY nice (especially in the evening). I didn't use the gym, but heard good things from friend that was also staying there.. Bed was comfortable and big (not tiny as is typical in hotels in the region). Everything clean - apt serviced each 2 days with fresh linens and towels (and super cleaning).
Downstairs (opposite way from lobby off the elevators) is the mall -- pretty much everything you need there (BYW the cash machine is on bottom floor hidden behind the currency exchange kiosk).
The neighborhood has plenty of convenience stores, coffee shops, massage/spa (proper and good, not happy ending type), pharmacy, restaurants, mall, -- everything you need without going to the mass traffic that is directly downtown.
Grab (local version of Uber) is about $3 to Saigon market and square.
Very safe area - I never felt at risk and you can even cross street without taking your life into your hands (go downtown HCM and you will understand that is a rarity there)
What could be improved: I tend to drink much too much coffee, so a french press or coffee maker would have been nice, but there is a Starbucks and another local coffee shop right downstairs, so really not much of an issue.

Annie was a top host. The one bedroom apartments were full and she was able to put me in a 2 bedroom with amazing views. Thanks Annie.

What could be improved: The owner switched our stay from Landmark 81 to Landmark Plus, which is a much less premium stay. She did offer us a small discount, but after spending some time in the city, I realized we grossly overpaid. This is a classic bait and switch

"Almost ruined my vacation"
The location is good. Mall and supermarket were very accessible from the apartment.
What could be improved: First, I was distressed a lot in the first night because there were many roaches in the apartment. After checking in, my family and I started seeing roaches (20+ during our first night) in the kitchen area, both toilets and both bedrooms. None of us could get decent sleep in the first night as a result as we were so scared.
I complained to our host Annie, and shared with her some of the pictures of roaches. She was apologetic and tried to accommodate to my requests. She also offered to change to another two-room apartment in the next morning and that’s where we stayed for another 3 nights. She assured that her staff cleaned and sprayed the apartment before we moved in. However, we could still see some roaches even there on our final night. There were spider webs on the wall and stains on the bedsheets in both apartments. Overall, the cleanliness was definitely way below my expectation level.
Second, the apartment management didn’t allow short-term guests to enter the gym and swimming pool. But this was not clearly stated anywhere in the property page in booking.com, even though some past reviews mentioned about how good the swimming pool was.
Third, the scent of air freshener in the building lobby and all the beddings and towels was overpowering which made me wonder if they had sprayed copious amounts to cover the lack of hygiene.

"また利用したい"
アパートメントは初めてだったが
ホテルより、1/3以上も安くて広いのでお得感があった。
デパートも直結で快適に過ごせた。
What could be improved: 3日間くらい臭いが気になったが、4日目からは気にならなくなった。
帰国の日、フライトが夜中なので荷物を預かって貰いたかったが出来なかったのが残念。
