I’ll be honest – when I first heard about LANDMARK 81 Condotel Garden Bay, I wasn’t sure what to expect from a condotel setup, but this place actually surprised me in the best way. You know how some hotels feel like they’re trying too hard? This one doesn’t have that vibe at all. It sits right on Nguyễn Hữu Cảnh street in Bình Thạnh, which puts you in this interesting spot where you’re close enough to District 1’s chaos but far enough away that you can actually breathe.
The four-star rating feels about right – it’s got that polished feel without being stuffy about it. What I really loved was how the staff seemed to genuinely care about getting things right, not just going through the motions. The rooms have this modern Vietnamese aesthetic that doesn’t feel forced, and honestly, the views from the higher floors are pretty spectacular, especially if you catch the sunset over Ho Chi Minh City. The whole “Garden Bay” part of the name makes more sense when you’re up there looking out. I mean, you’re not exactly on a beach, but there’s something about the way the light hits the Saigon River in the distance that works.
Here’s what actually matters though – the location is solid for getting around. You’re maybe a 10-minute grab ride to Ben Thanh Market if that’s your thing, but you’re also walking distance to some genuinely good local spots that most tourists never find. There’s this little coffee place just two blocks down that does the best cà phê sữa đá I had during my entire trip, and the morning pho joint around the corner opens at 5 AM if you’re dealing with jet lag. The area gets busy during rush hour (and I mean really busy), but it quiets down nicely in the evenings. Parking can be a bit of a puzzle if you’re renting a motorbike, but the hotel staff knows the neighborhood well enough to point you in the right direction. What struck me most was how the place manages to feel both international enough for comfort but Vietnamese enough to remind you where you are – and that balance is harder to pull off than you’d think.

"I enjoy the stay at Kay's home and will come back on my next visit to Vietnam"
Great coordination and arrangement with the host and her support staff. The rooms are clean and quiet. Service requests are promptly acted upon. The place has a good view and proximity to the Vincom Center shopping center. I didn't try the daily breakfast since there are a variety of foods at the shopping center.
What could be improved: Table lamps and night lights in the living room and bedroom would help!

"Fantastic pool and Gym...Fantastic Value"
Was in a great location..away from all the noise..and only about $3 AUD into all the main areas.. Will book here again for our next trip in September..

"Very Good"
The apartment was very nice, with convenience all around. Great location to the Vinmec Hospital, which was where we needed to be. Great support from the team during check-in and check-out.
What could be improved: It was quite a bit of a walk from the meeting location in Landmark 3 to our apartment in Park 4 -- if only we could meet at Park 4 directly, the check-in would have been a lot smoother.

"The apartment was a good option to the traditional hotel"
The idea of the traditional breakfast that we enjoy in the US is different than Vietnam. Breakfast in Vietnam is more like lunch than breakfast. The location was great it was next to Vincom center, which is a shopping mall with several places to eat and shop. Since we did not have phone service the free wifi in the apartment made communication with the staff easy through the Viber app.
What could be improved: Since we did not have any phone service or available wifi when we arrived in Vietnam, the driver of the ride was having a very difficult time trying to locate the apartment. The address and map that was on booking.com did not seem to give a good location. It was fortunate that relatives that had phone service was able to call the number and get the directions to the apartment. Once there everything seemed to fall into place.

"Don’t hesitate to stay here."
The Apartment is a short taxi ride to all the districts, easy walk to a good supermarket and the friendliest staff.
What could be improved: I think a few more cooking utensils, I still managed though.

"One of the best apartments in Ho Chi Minh with a reasonable price."
Very clean and comfortable apartment. The host was very friendly and welcoming. She was the sweetest. Would definitely recommend this apartment to anyone looking for a good place to stay in the city.You can find everything within a walking distance from the apartment. Outdoor pool, 24X7 convenience store, shopping mall, spa facilities etc etc. One of the best in the city.

"Nice stay in Landmark 3"
The host came at check in time without any delay, check in was smooth.
The host is friendly and good supporter, she was asking frequently during our stay if we need help or local support.
The apartment meet our expectation in terms of location and cleanness.
The location of the apartment is Landmark 3, close to Landmark 81, Vinmart supermarket and Vincom mall, you have almost all needed facilities for your business stay.
What could be improved: None

"Excellent place to stay"
At early morning around 2.30 am. Ms Katie personally came & handed over the keys . Really a comfortable place to stay .cleanliness is very good.
