I walked into what I thought would be just another serviced apartment and found myself in this surprisingly polished four-star setup right in the heart of District 4. Honestly, when I first saw the address on Đường Bến Vân Đồn, I wasn’t sure what to expect – this area of Ho Chi Minh City has been transforming so quickly over the past few years, and you never quite know if you’ll get old-school Saigon charm or sleek modern living.
The apartment itself feels more like a proper hotel than the typical cramped serviced flats you usually find around here. I mean, they actually have a decent-sized pool on the roof – and it’s free, which isn’t as common as you’d think in this part of town. The view up there gives you this interesting mix of the Saigon River and the city sprawling out in all directions. What I really appreciated was how quiet it stays, even though you’re basically in the middle of everything. The building’s set back just enough from the main street noise, but you can still walk to those little street food spots along the waterfront in about five minutes. There’s this bánh mì lady who sets up her cart right around the corner every morning around 7 AM – honestly, best way to start your day.
The space itself is what sold me though. These aren’t tiny hotel rooms crammed with furniture – you get actual living space with a kitchen that’s functional enough to cook real meals if you want to. The Wi-Fi actually works reliably (I know, shouldn’t be a big deal, but you’d be surprised), and the air conditioning keeps up with Saigon’s humidity, which is saying something. Check-in was straightforward too – no waiting around for hours like some places make you do. I stayed there during the rainy season last year, and while you definitely hear the downpours, the building felt solid and dry throughout. The 7.9 rating makes sense to me – it’s not luxury exactly, but it delivers on what it promises without the inflated prices you get closer to District 1. If you’re looking for that sweet spot between having your own space and being close to the action without paying through the nose for it, this place actually nails it pretty well.

We had a lovely stay! The property was spotless, neat, and located in a secure building. The view of the Ben Thanh River was amazing and made our stay even better. The location is excellent—right in the center of District 1, close to Ho Chi Minh’s main attractions, with plenty of restaurants, cafes, and a mini supermarket nearby

"Very Good"
This was an apartment in a large residential booking. The apartment online isn't what we got, but it was still nice. The host had to meet us to check in but was friendly and accommodating. The pool could only be used 12pm to 5pm, and we had to book a time with the host so she could let the pool security know... a bit weird....

"Good location and value, but there is a risk involved related to the new housing law"
The apartment itself is nice although not very large, with a pentry, small dining table, a bed sofa and a large bed. There are cabinets and a nice bathroom. The kitchen was missing some basic things like enough plates or knives, and the pans and pots were heavily used, but we got new ones shortly after requesting. There is a Winmart at the ground floor catering for expats so it has a good selection of food (considering its fairly small size), although it's not the cheapest store around. There is a washing machine so you can wash your laundry and it dries super fast in the dry and hot Saigon air. Our flat was at the fourth floor with the best views blocked by the neighboring Millennium Apartments.
The location is good, not far from the centre. I wouldn't stay much further away from the centre than this. With the terrible Saigon traffic, even short distances can take quite some time.
What could be improved: The rating of this place depends a lot on how you look at the new "short-term rentals in apartment houses are forbidden"-law. There is a big sign announcing this at the door, but clearly various rentals is such a big thing in this huge building that it is not enforced in any other way than that you have to contact your host one hour in advance to check if you can go to the pool (which for logical reasons will prioritize permanent tenants if the pool is busy, which it wasn't during our stay there).

The apartment was big and comfortable for a family.
What could be improved: We could only use the pool between 12pm-5pm, and had to have a couple hours notice so someone could sign us in. There were also ants in the apt when we checked it, but they did supply more ant spray. It was also a far/unpleasant walk from the apartment to attractions in district 1, causing us to take taxis most of the time.

Location was good. So close to the walking street and District 1, like tourist areas.
What could be improved: If you want to use the pool u need to tell the host and host will tell another person whos managing a pool, i went back twice it was really annoying

Lovely apartment, the view was great across the city and the apartment had lots of cooking options. District 4 had some good local restaurants.
What could be improved: The photos of the apartment on booking.com were different to what we had when we arrived. We had 4 people and booked a quadruple room but the second bed was very small for 2 people. The host did try to help us change to another room.
