I’ll be honest – when I first heard about Cozy Nest by Henry – River Gate Apartment, I wasn’t sure what to expect from a place in District 4. But you know what? This four-star spot completely changed my perspective on staying outside the main tourist zones of Ho Chi Minh City.
The thing about River Gate is that it’s actually this massive residential complex that feels like its own little world – and Henry’s place sits right in the heart of it. When you walk through the lobby, there’s this immediate sense that you’re somewhere locals actually live, not just another sterile hotel bubble. The apartment itself has this wonderful lived-in quality without feeling worn down, if that makes sense. Henry’s clearly put thought into the details – the kitchen actually has proper utensils (I mean, ones you’d want to use), and the bed linens have that crisp-but-soft feel that tells you someone cares about guest comfort beyond just checking boxes.
What really won me over, though, was the neighborhood vibe. District 4 gets overlooked by most tourists, but it’s got this authentic energy that’s hard to find in District 1 these days. There’s a brilliant little coffee shop called Highlands Coffee just downstairs in the complex – perfect for morning caffeine before you venture out. And here’s something most people don’t realize: you’re actually closer to some fantastic local eateries here than you’d be staying in the backpacker area. There’s this pho place about a five-minute walk away that locals queue up for every morning around 7 AM. The motorbike traffic can get pretty intense during rush hours (honestly, what part of the city doesn’t?), but the apartment’s high enough up that you don’t get the constant honking that drives some people crazy.
The River Gate complex itself is pretty impressive – there’s a swimming pool that actually gets maintained properly, and the security is solid without being intrusive. Henry’s really responsive too, which matters when you’re dealing with apartment-style accommodation. I had a minor issue with the air conditioning remote, and he sorted it out within an hour. The 8.3 rating makes total sense to me – it’s not trying to be luxury, but it nails what it’s going for. You get proper space to spread out, a real sense of the city beyond the tourist trail, and honestly, better value than most hotel rooms in the central districts. Just keep in mind that you’ll want to grab taxis or use Grab to get to the main sights – it’s not exactly walking distance to the Opera House or Ben Thanh Market, but that’s also part of what makes it feel more authentic.

Everything. Host is nice and present. Answers questions quickly. It’s spacious and clean. It’s close to the center of the city. Convenient with the stores downstairs and there’s is an alley with excellent food around the corner. Cheap prices

"Its a nice place to stay just has some issues"
The room itself is great value for money. It was clean, modern and comfortable.
What could be improved: If you want to use the gym you have to message the owner in advance letting him know the time and he will open it for you. I only managed to use it once because the second time I was asked to leave by security. I don’t actually think you’re allowed to use the gym, the owner will just try and sneak you in which sometimes works, sometimes doesn’t. This really really annoyed me because that was one of the reasons for choosing this place.

"Not what the advertising showed and described."
The air conditioning proximity to genuine local peoples markets. Lovely local people selling there own produce. The vegetable were oh so fresh an Bahn Mi delightful and for 20000 dong.
What could be improved: The poor state of the room, it was in a bit of a sad state and not clean, black mould in the shower grout, grot in the corners of the whole flat, no balcony just a outside area with a washing machine in it which i must say was a savour since you had to almost beg to get the towels and bed sheets changed so we washed them ourselves so we new they were were clean. The room has a kitchen with only a single frypan to cook in, no cutlery i shouldn't say none, we had to ask for some knives folks and spoons as there was only a few chop sticks ans a meat cleaver to work.with

"Perfect location for family or younger travellers. Close to many places and easy to get to and from"
Very close to a lot of places, easy to get to and from. Convenience store in the building. Apartment was a good size and bedrooms in good condition. Host was flexible and friendly.
What could be improved: shared areas (kitchen & Lounge) were in a bit of disrepair, washing machine was full of dirt. Gym was advertised but closed to non-residents. Pool is only usable booked in advance with host

"Fair"
What could be improved: The host himself was absolutely lovely; I couldn’t fault him. Every request we had was answered within half an hour. We weren’t leaving Ho Chi Minh until midnight on the last day, and he let us put our bags in his room, although you did have to pay for this, which was a bit cheeky considering the price of the apartment and the quality in comparison to the photos above.
The actual accommodation looked nothing like any of the photos—really outdated, with broken chairs. There was no bedside light in the room, so we constantly had to use the big lights when in the room, which was a lot for the evenings. The bathroom was really, really dark. It states you have an infinity pool and gym you can use, except you are only allowed to use them between 10 am and 4 pm. For short stays, this is not ideal, as you want to explore the city. You also had to have the owner of the accommodation with you when you wanted to go. There was hardly any seating by the pool, and the gym was small.
I wouldn’t say the apartment was worth the price in comparison to others in Ho Chi Minh based on the above comments. I am disappointed because the apartment looked nothing like a single one of the photos above, and if genuine photos of the apartment were uploaded, I wouldn’t have booked to stay there.
I don’t like to complain, and rarely do but I was really disappointed with this, as we paid 4,362,351.79 dong for this place. Again, no fault to the host at all; he was really lovely and accommodating. It’s just the false advertising that let this place down a lot and I really think that the host should upload actual photos of the room.

"You can get better stays then this!"

What could be improved: Terrible check in system and contact with host! We were asked to move rooms half way through our stay which really inconvenienced one of our days. We went all the way back to our room just to be told we didn’t have to move anymore. Also the photos don’t match the room!

War sehr geräumig, sehr gute Lage
What could be improved: Leider konnte das Gym und der Pool nicht wie angegeben genutzt werden. Das Gym konnten wir gar nicht nutzen, den Pool nur von 11-16 Uhr. Beides waren leider Kriterien, weshalb wir diese Unterkunft gewählt haben.

"Exceptional"
Mình đi công tác nên chọn ở đây vì gần trung tâm, dễ di chuyển đến các quận khác. Căn hộ tiện nghi, có bàn làm việc, wifi mạnh, đặc biệt sạch sẽ – phù hợp để nghỉ ngơi và làm việc. Có siêu thị ngay dưới chung cư, cực kỳ tiện lợi. Rất recommend cho ai cần chỗ ở ngắn ngày trong thành phố.
