I honestly wasn’t sure what to expect when I first booked the Cozy Modern Place with Projector – Near PINK CHURCH – the name alone had me curious, and well, that projector detail sealed the deal. This four-star spot sits right on Trần Quang Khải Street in District 1, which is actually perfect because you’re close enough to all the action without being right in the middle of the tourist chaos that hits Bùi Viện at night.
The whole place has this surprisingly sleek vibe that caught me off guard in the best way. I mean, you walk in and it’s genuinely modern without feeling sterile – there’s this warm lighting that makes everything feel more intimate than your typical Ho Chi Minh City hotel. And yes, that projector they mention? It’s actually pretty great for winding down after a long day of exploring. I ended up watching movies on it more nights than I care to admit, though the room gets properly dark so the picture quality is solid. The rooms themselves are compact but smart about space – everything has a purpose, and honestly, the bed was way more comfortable than I expected. You know what really impressed me though? The sound insulation. I was worried about street noise since Trần Quang Khải can get busy, but I barely heard anything once I closed the door.
Location-wise, you’re actually in this sweet spot where you can walk to the main sights without feeling like you’re staying in a tourist bubble. That pink church they reference in the name – Tân Định Church – is about a 10-minute walk, and it’s genuinely worth seeing, especially if you catch it at sunset when the light hits just right. The staff here get it too – they’re not pushy with recommendations but when you ask, they know their stuff about the neighborhood. I had this one front desk guy who told me about this incredible bánh mì spot two blocks away that I never would have found otherwise. The 9.4 rating makes total sense once you’re there – it’s not trying to be fancy, but everything just works the way it should. Check-in was smooth, the WiFi actually worked properly, and they keep the common areas clean without being obsessive about it. If you want to be central but not overwhelmed, and you appreciate places that put thought into the details without making a big deal about it, this place delivers.

"Exceptional"
Great place, a lot of space. Natural lighting, love the fact it has a washing machine available. Bathroom, living space is big also.
What could be improved: The staircase as very narrow, 2x flights of staircase but didn't effect tlmy stay there. Just only when I had to leave with a heavy suitcase.

"Lovely place in district 1"
Great place in a nice neighborhood with everything in walking distance. Anna was great! Very helpful. I would definitely recommend her place in district 1.
Only if you have heavy luggage, there is no elevator but easy to find with her checkin notes

"Best experience ever"
This is a great location, right near the Pink Church . All amenities and lots of restaurants and shops within walking distance and even some major attractions like the Pink Church, HoConRu, Independence Palace, Notre Dame Cathedral are within walking distance. The apartment was basically clean and fully equipped - TV, washing machine, kettle, microwave, etc. It was comfortable for a couple to stay for a few days. We don't cook, so not sure how the smell would be. For us, the washing machine was a lifesaver as we were moving on to another destination. Amenities like towels and amenities were provided and refilled upon request. Although not a hotel, the staff will always be there if you need assistance. The staff and host are friendly and polite, unobtrusive and try to make you feel at home. Food delivery and app transfers are available almost 24/7

"Misleading and unwelcoming experience despite central location."
• Conveniently situated in a central area, just a 30-minute walk from the major attractions and away from the heavily touristy zones. Well-connected by public buses.
• The inside of the apartment was spotless when I arrived.
• the kitchenette, while basic, is fully functional for light meals.
What could be improved: • Check-in Mess: The check-in process was chaotic. No one was on-site, and details were sent last minute, leaving me stranded with luggage until I could retrieve them via Booking.com after securing a SIM card.
• Filthy Hallway and Garbage: The apartment’s access was filthy, with a grimy metal staircase as the only entry point and a large pile of garbage beneath it, creating an unpleasant and neglected impression.
• Misleading Amenities: The advertised balcony and terrace didn’t exist, replaced by a dingy fire escape type landing.
• No Cleaning Service: There was no cleaning or garbage removal during my one-week stay, adding to the sense of neglect.
• Centipede Infestation: The apartment had a pest issue, with 8-10 centipedes appearing daily from under the bed, making it feel dirty and comfortable.
• Broken Furniture: The only table was a broken rattan coffee table missing its top plate, impractical for eating, drinking, or working. The carpet was stained.
• Hidden Charges: The fridge contained water and soft drinks, but a hidden price list was only found at the end of my stay. I replaced the items to avoid charges. Most places at least offer complimentary water, making this feel unwelcoming and deceptive.
• Unprofessional Payment Process: The renter demanded cash payment, requiring multiple schedule adjustments, and she categorically refused to provide a receipt despite repeated requests. This felt unprofessional and quite scammy.
